The Treatment Components and Why Each One Matters

A mosquito you eliminate today was a larva three to five days ago. The larva was an egg before that. Treating only one stage means the others continue uninterrupted. Our approach addresses all of them.

The four components we use are:

  • Source-reduction – Standing water gets eliminated before treatment begins. On Southlake properties, this often means addressing low-lying areas near retaining walls, planters with drainage trays, swales that collect between irrigation cycles, and landscape features that hold water after rain. Remove the source and you remove the breeding site permanently.
  • Biological larvicide – Where water can't be drained, ponds, rain barrels, drainage basins, stream-adjacent areas, we apply biological larvicides that target mosquito larvae specifically. For properties near creek corridors or with formal water features, this step protects those assets while reducing breeding populations.
  • Adulticide barrier treatment – We apply the barrier to the areas where adult mosquitoes shelter during the day: the underside of shrub canopy, dense ornamental beds, shaded fence lines, and ground cover adjacent to structures. The treatment creates a protected zone around the property that holds between service visits. On larger lots, that means systematic coverage of the full perimeter and any interior zones with significant resting habitat.
  • Insect growth regulators (IGRs) – IGRs prevent juvenile mosquitoes from completing development into breeding adults. They break the reproductive cycle at the larval stage. We use them when property conditions indicate that re-infestation from nearby water sources is likely, or when reducing long-cycle pressure is a treatment priority.

Not every property needs all four components at every visit. What gets applied depends on what the current conditions show. That's what the inspection determines.

What a Mosquito Inspection Covers

The inspection is a source-reduction walk, not a formality. We're looking for what's producing mosquitoes, not just where adults are resting. Breeding habitat and adult resting sites are two different things. Treating one without addressing the other produces limited results.

On a property, our inspection walk covers the full perimeter, drainage flow from gutters and downspouts, ornamental features, irrigation runoff patterns, and any shaded areas with damp soil or leaf accumulation. Properties near the Johnson Creek corridor, those adjacent to Bear Creek, or those with significant native landscaping near the back fence line tend to show more complex conditions. The inspection is where we sort that out.

What we find on that walk determines what goes into the treatment plan. That's the reason the plan works.

Seasonal Maintenance to Manage Mosquito Populations

A barrier treatment applied in May doesn't carry through September. North Texas weather means treatment intervals need to adapt, not just repeat.

A wet June can accelerate breeding conditions significantly. A dry stretch in August reduces pressure in ways that allow us to modify the treatment accordingly. The maintenance schedule responds to what's happening on your property, which is why it produces consistent results across the full season rather than a protected stretch followed by a collapse.

For properties near creek corridors or with complex water features, that flexibility matters more.

Does the Inspection Cost Anything?

The inspection is part of the service process, not a separate charge. We schedule a visit, walk the property, assess the conditions, and build the treatment plan from what we find. It's not a step we skip or rush.

Will the Treatment Affect My Water Feature or Koi Pond?

Biological larvicides are selected because they don't affect aquatic life, including fish, frogs, and beneficial insects in pond environments. We let you know before any product goes near a water feature and use only what's appropriate for that setting. If you have a specific feature you want us to account for, mention it when you schedule.

How Do You Handle Properties Near the Creek Corridor?

Properties adjacent to Bear Creek, Kirkwood Branch, or other creek-adjacent areas experience ongoing pressure from those sources. Our plan accounts for that by treating the boundary areas most exposed to migration, reinforcing the barrier on a schedule that reflects the elevated pressure, and using IGRs where re-infestation is likely between visits.

How Quickly Will I See Results?

Most properties see a significant reduction in adult activity within 24 to 48 hours of the first barrier treatment. Full results develop over the first one to two weeks as source-reduction and larvicide applications reduce the breeding population. Properties with higher baseline pressure from adjacent water sources take longer to stabilize. The reduction is real. It takes longer to hold.

What If I Have an HOA with Restrictions on Applications?
